Hunting Land Search

I have quite a few clients who jumped all in, on some bad properties. Luckily they were able to get rid of these properties. So I am going to start offering this service, to help guys find the right property to own or lease. 

I am not a realtor, nor a leasor so do not call me to lease you land. My intention is for this service to be used by guys who are on the brink of buying or leasing a specific property, I will research the property and walk it with them. To give them peace of mind that they are not missing something that can become a huge problem down the line.

Some examples of this that I have seen; horrible access, pay to hunt places next door, no food or cover, an invasive plant waste land, and horrible neighbors.

Do not think your realtor has your back. Buyer's and seller's realtor generally split 6% of the sale amount. So lets say $100,000 property they split $6,000. So your agent (buyer) gets $3,000 but he has to then split that with his broker, so your agent only gets $1,500. How many properties does he really want to show you? As few as possible. If he can show you one property and counting getting the closing paper work ready, that is two days of work at $750 a day ($1,500 divided by 2 days). Now what if he shows you 9 properties? He is only making $150 a day.

I am also offering this service for potential leases, meaning you have found a property to lease and you want the same peace of mind that you are not missing a potentially huge problem that you have not foreseen. And yes $40 an acre is pretty much the going rate if the guy leasing it has pictures of 140 inch or better deer.
